Is Now a Good Time to Buy a House?

Key takeaways:

  • If you have the financial capability, this could be an opportune moment to purchase a home.

  • Mortgage interest rates increased after the Federal Reserve reduced rates, yet they remain generally lower overall, providing homebuyers with a period of enhanced affordability.

  • It's currently a market that favors buyers – with over 500,000 more home sellers than purchasers – giving homebuyers increased negotiating power.

  • Nevertheless, the majority of consumers remain cautious because of elevated housing prices, a sluggish employment market, and widespread economic instability, resulting in a slow-moving housing market.

While the seasons are transitioning, the housing market remains unchanged. Following an unusually slow spring and summer period, the same sluggish patterns are continuing into the autumn months: reduced home sales, limited property listings, and historically high prices.

However, there is positive news for prospective homebuyers: Mortgage rates continue to stay low as economic uncertainty accumulates, enabling buyers to afford thousands more than they could during May. Rates did increase recently following a rate reduction and pessimistic outlook from the Federal Reserve, however, and the continuing government shutdown is contributing to market volatility. Therefore, it's understandable that buyers are questioning whether this is the appropriate moment to make the commitment.

In summary, whether it's a favorable time to purchase a house ultimately depends on whether it's a good time for you personally to buy a house. Let's explore current market trends in greater detail to assist you in answering: "Should I purchase a house now or delay my decision?"

From Redfin's Chief Economist

"Nationally speaking, now represents a good time to buy, provided you can afford it financially. Home prices continue to increase, but with reduced mortgage rates and substantially more available inventory, buyers possess an advantage in negotiations. However, an uncertain economy and political tensions are creating unease for everyone, and local housing markets differ significantly. Buyers who are serious about making offers should consult with a local real estate agent and feel confident about their financial situation and future earnings." – Daryl Fairweather, Redfin Chief Economist.

What buyers need to understand about the housing market

Here are several important market trends to monitor and help you make an educated home purchasing decision.

Home prices are elevated and may increase further

The median sale price across the United States is $436,000 – representing a 1.7% increase compared to one year ago. Home prices have demonstrated year-over-year growth for two consecutive years and are currently 32% higher than they were five years ago.

Because housing affordability has been significantly constrained, many of today's potential buyers are waiting patiently for more favorable deals, causing inventory to accumulate. Sellers have recently started noticing this trend, with increasing numbers withdrawing their properties from the market in response. This back-and-forth dynamic is maintaining higher prices while simultaneously reducing demand.

Mortgage rates are lower, but increasing

As of October 29th, the daily average 30-year fixed mortgage interest rate stands at 6.27% — higher than last week but consistent with recent levels. Economic volatility and a pessimistic outlook from the Federal Reserve have been the main factors behind this change.

"Mortgage rates remain relatively low, but economic uncertainty means buyers should anticipate them staying unstable for the foreseeable future," warned Chen Zhao, Head of Economics Research at Redfin. "The market – not the Federal Reserve – determines interest rates; they incorporate data well before it's officially released. Rates increased after the Fed indicated a December rate cut was less probable; improvement now depends on positive upcoming data or a rapidly deteriorating economy."

Redfin forecasts that mortgage rates will fluctuate between 6-7% throughout this year.

How mortgage rates influence housing expenses

Mortgage rates are crucial for buyers because they directly correlate with monthly housing costs. The higher the interest rate, the more you pay each month. If rates decrease, you can save tens of thousands of dollars over the entire duration of your mortgage.

Let's examine how your monthly payments vary with different rates, utilizing data from our Mortgage Calculator.

Buyers possess the advantage

It's the most favorable buyers market in recent years: Housing inventory is increasing nationwide, particularly in Southern regions, providing buyers with greater negotiating leverage. However, supply remains quite limited in parts of the Midwest and East Coast, giving sellers control and driving up prices.

Generally speaking, though, high costs are keeping potential buyers on the sidelines and slowing home sales. Some individuals are making significant sacrifices such as giving up pets or postponing divorce proceedings to afford housing. Younger generations are being particularly affected and turning to family for assistance: Nearly a quarter of Gen-Z and Millennial homebuyers utilized family funds to assist with down payments.

Let's examine the data more thoroughly and consider two key market indicators.

Inventory has reached a five-year peak

There are more homes available for sale in the United States today than at any point since the pandemic began – nearly $700 billion in value. Florida and Texas currently have the most homes on the market, by a significant margin. This represents the primary factor behind today's buyer-friendly market.

Housing inventory is growing because more sellers are listing their properties than buyers are purchasing them, with some of the largest increases occurring in disaster-prone areas such as Florida. This provides current buyers with more leverage for negotiated concessions. Home construction has declined significantly, however.

But many sellers are now beginning to withdraw after realizing they cannot obtain maximum prices, which could cause market trends to change in the coming months.

Demand is approaching historically low levels

Even with lower interest rates and more properties available on the market, buyer demand remains sluggish due to high housing costs and economic uncertainty. For buyers who have the financial capacity, this could represent a favorable time to enter the market, as sellers may be more willing to negotiate terms.

Still, there are exceptions. In Midwestern cities like Dayton and Detroit, strong demand for affordable housing is driving prices upward and giving sellers the advantage.

Inflation may increase

Crucial to the housing market, economists are worried that inflation could rise due to evolving tariff and immigration policies, which would affect mortgage rates and affordability.

While inflation hasn't surged yet, it is gradually increasing, and experts maintain that it will continue to climb if policies don't change. In fact, a recent report actually discovered that inflation would have decreased by approximately one-third if not for tariffs.

Inflation has significant implications for buyers. Most importantly, it can result in higher home prices and mortgage rates, and stretch budgets even further. If inflation does begin to rise again, borrowing could become more expensive, making now a prudent time to secure a rate before that occurs.

How to purchase in an uncertain economy

With tariffs, economic instability, and volatile mortgage rates, many buyers are cautious about entering the market. Here are several recommendations from our economists about navigating this changing landscape.

  • Adhere to your budget: This isn't the moment to overextend financially. Recession probabilities are lower than they have been, but the economy remains unstable. Ensure you have sufficient savings to cover mortgage payments if your income situation changes.

  • Negotiate extensively: The market favors buyers, so utilize your leverage. There's more inventory available, and offers are increasingly coming in below the asking price.

  • Be strategic about rates: Mortgage rates are down but still relatively elevated. Shop around, compare different lenders, and inquire about "float down" options if rates drop substantially after you lock in your rate.

  • Sell before purchasing: If you currently own a home, consider selling it first. This will provide you with a clearer budget and help you avoid the risk of maintaining two mortgages simultaneously.
